Clapham Road, Oval: A Two-Bedroom Apartment in the Heart of SW9

A well-proportioned two-bedroom apartment moments from Oval station and Kennington Park, in a part of South London I’m fortunate enough to call home myself.

There are some properties where writing about the location involves research, and others where it involves thinking about what I did last weekend. This one is very much the latter.

Clapham Road is just around the corner from where I live, so Oval, Kennington and Vauxhall are very much my own neighbourhood. The places I’m recommending here aren’t simply names picked from a local guide — they’re places I walk past, eat at, drink at and use myself.

And although the postcode here is SW9, this particular stretch of Clapham Road feels firmly part of everyday Oval life. Oval Underground station is just a few minutes away, Kennington Park is around the corner and the quieter residential streets of Kennington begin almost immediately beyond it.

The Property

The apartment itself is a well-proportioned two-bedroom home occupying the top floor of the building.

At its heart is a bright, open-plan reception room and kitchen, creating a sociable main living space with enough room for separate areas to cook, eat, relax or entertain.

Both bedrooms are genuine doubles. The first has particularly generous proportions, while the near-square shape of the second makes it a really versatile room — equally suited to being a permanent bedroom, guest room or a combination of bedroom and home office.

A modern bathroom sits off the central hallway, completing a straightforward and practical layout.

For me, though, one of the strongest reasons for considering this apartment is what you get when you step outside.

Saturday Mornings Around Oval

One of the things I particularly like about living here is how easy it is to have a good weekend without needing to travel across London to find one.

On Saturday mornings, Oval Farmers’ Market takes place in the grounds of St Mark’s Church, directly opposite Oval station. It has become a proper neighbourhood fixture, with stalls selling everything from bread, cakes and cheese to fruit and vegetables, meat, olives, coffee and hot food.

It’s the sort of place I can wander over to rather than make a special journey to, which I think is the difference between having amenities listed on an area guide and actually having them become part of your life.

Kennington Park is much the same.

It is close enough to this apartment that you don’t really decide to “visit” the park. You walk through it, stop for a coffee, use it for a run or simply take the longer route home through it when the weather is good.

Collective, the café within the park, is handy for coffee and something to eat, and the park itself provides a surprisingly large amount of green space considering just how close you are to central London.

Where I Actually Eat and Drink

Estate-agent descriptions have a tendency to tell you that an area offers an “excellent selection of bars and restaurants”. I think it’s rather more useful to tell you where I would actually go.

Cable Café on Brixton Road is another genuinely local favourite. It works for coffee and something to eat during the day before taking on more of a bar atmosphere later on.

For breakfast or brunch, Liloo Coffee & Kitchen on Claylands Road is another independent option nearby.

Then there are the pubs. The Fentiman Arms is an easy walk from here and a good option for food, drinks or a Sunday lunch, while heading towards Kennington gives you plenty more to choose from.

The Prince of Wales overlooking Cleaver Square has one of my favourite settings locally. Cleaver Square itself is worth discovering if you don’t already know it — a beautiful Georgian garden square that feels remarkably peaceful considering how close you are to some of South London’s busiest transport routes.

That contrast is a big part of what I enjoy about the area.

Kennington, Oval and Vauxhall — All on Foot

Something I’ve come to appreciate since living here is that the neighbourhood isn’t really defined by one high street or one Tube station.

I regularly walk between Oval, Kennington and Vauxhall, and each gives you something slightly different.

Kennington has its independent restaurants, pubs and cafés, attractive residential streets and garden squares. Oval has the park, market and excellent transport connections. Head towards Vauxhall and you have another collection of restaurants and cafés around Kennington Lane, followed by the station and then the Thames.

Being able to move between all three on foot makes the area feel much larger than simply the few streets immediately surrounding the property.

The Kia Oval on Your Doorstep

Of course, one local landmark is rather difficult to ignore.

The Kia Oval is only a short walk away and is one of those places that gives the whole neighbourhood some of its identity.

You certainly don’t have to be interested in cricket to enjoy living here, but match days bring a particular buzz to the area. And if you are a cricket fan, having one of the country’s best-known grounds virtually on your doorstep is a fairly substantial bonus.

The River Is Closer Than You Might Think

Another thing I particularly like is how easily the Thames becomes part of everyday life.

Walk towards Vauxhall and you can be down at the river without needing to get on public transport. From there, you can head east along the Albert Embankment towards Lambeth Bridge, Westminster and the South Bank, or west through Nine Elms towards Battersea.

It means a walk along the Thames, lunch somewhere by the river or heading towards Battersea Power Station can quite easily become an ordinary weekend rather than a planned day out.

And Then There’s Brixton

Brixton is absolutely one of the advantages of the location, but I don’t think this property needs to borrow Brixton’s identity to make it interesting.

For me, this is Oval and Kennington first.

When you do want somewhere busier, Brixton Village, the Ritzy, restaurants, bars, live music and everything else Brixton offers are easily accessible to the south.

But you can enjoy all of that when you choose to, then come home to somewhere positioned much closer to Oval station, Kennington Park and the quieter residential streets surrounding them.

I think that balance is important.

Getting Around London

For somewhere that feels surprisingly residential once you leave the main roads, the transport connections are exceptional.

Oval Underground station is just a few minutes’ walk from the property, putting the Northern line on your doorstep with direct services to Waterloo, London Bridge, Bank, Tottenham Court Road and King’s Cross St Pancras.

There are also numerous bus routes along Clapham Road and Brixton Road, while the established cycle routes make getting into central London by bike straightforward.

Vauxhall is also genuinely walkable from here rather than simply something to mention on a map. That adds the Victoria line and National Rail into Waterloo to your options.

I particularly like having that choice. You aren’t dependent on a single station or line, and for plenty of journeys you can simply walk.

Why I Like This Part of London

There are plenty of London neighbourhoods with good transport. There are others with attractive parks, independent restaurants or good pubs.

What I think works particularly well here is how much of that overlaps within a relatively small area.

I can walk through Kennington Park, head over to Cleaver Square, wander down to Vauxhall and the river, or go towards Brixton when I want somewhere busier. And when I actually need to cross London, Oval station is a few minutes away.

It’s ultimately why I chose to live around here myself.

And that makes this particular property rather easy for me to talk about. I haven’t just researched the neighbourhood for the purposes of writing a property listing — it’s my neighbourhood too.

For a buyer looking for two proper double bedrooms, a good living space and excellent connections into central London, but who also wants somewhere that genuinely feels like a place to live rather than simply somewhere to commute from, I think this is a particularly compelling part of South London.
